Define Your Scope Before Getting Quotes

Bad drywall work is visible — waves in the wall, visible tape lines, texture mismatches. Good drywall work disappears. Our finishers take multiple coats, sand properly, and texture-match to the surrounding surface. We don’t prime and paint over visible seams. Before reaching out to contractors, spend time defining exactly what you want. The more specific your scope, the more accurately contractors can quote — and the less likely you are to face change orders once work begins.

How the Process Works

A typical drywall project follows this sequence:

  1. Scope & Access — We assess what needs to happen and determine access requirements for any rough work behind the wall.
  2. Hang — Drywall hung with proper fastening pattern and correct product for the application.
  3. Tape & Finish — Multiple coats, sanding between each. Corners beaded. Level 4 as standard on walls, Level 5 for premium finish.
  4. Texture & Prime — Texture applied to match existing. Primer coat applied before paint.

Setting a Realistic Budget

Drywall costs depend on whether you need new installation or repairs, the finish level required, and whether texture-matching is involved. Bay Area labor rates apply. Build in a contingency of 10–15 % on older Bay Area homes where wall conditions cannot be fully assessed until work starts.

Typical cost ranges:

  • Patch repair (small, single area): $300–$800
  • Patch repair (water damage, per room): $1,500–$4,000
  • New installation — per sq ft: $3–$6
  • Full room (L4 finish): $2,500–$6,000
  • Level 5 skim coat (per room): $1,500–$4,000
  • Texture-match repair: $500–$2,000

Choosing a Contractor

Verify CSLB licence status at CSLB.ca.gov. Ask for a written, itemised scope — not just a total price. Get proof of general liability and workers’ compensation insurance. Ask who your point of contact will be during construction. Ask how the contractor handles unexpected conditions inside walls.
