Kitchen & Master Bath — Edwardian Flat

A 1910 Edwardian flat with a kitchen that hadn't been touched since the 1980s. We kept the original ceiling height and millwork, added a full-height pantry wall, installed custom shaker cabinets with a waterfall quartz island, and rebuilt the master bath with a walk-in shower and heated floor.

A Series A startup needed a space that didn't feel like a co-working template. We built out 3,200 sq ft with seven glass-fronted offices, a large open collaboration floor, two conference rooms, and a proper break room — all ADA-compliant, all on a 10-week schedule so they could welcome their first SF hire.

Victorian Restoration & Exterior Repaint

An 1898 Victorian that had been repainted so many times the detail was nearly gone. We stripped the wood, repaired eight rotted sections of trim, rebuilt the bay window cornice from scratch, and applied a three-color period scheme in Sherwin-Williams Emerald Exterior. Neighbors have been stopping to take photos.

The original 1978 comp shingle roof was 20 years past its useful life. We tore off three layers, replaced rotted decking in two sections, installed ice-and-water shield at all valleys and eaves, and finished with Class A fire-rated shingles. Passed Oakland Building first visit, no callbacks.
