Ledger & Posts
The ledger is installed first with full waterproofing and code-compliant fastening. Posts set on code-compliant footings at required depth.
Frame & Decking
Joist system complete, decking installed per manufacturer requirements for composite or at proper spacing for wood.
Railing & Finish
Railing system installed per code height and baluster spacing. Any built-in seating, planters, or stairs completed.

In virtually all Bay Area jurisdictions, yes — decks above 12–18 inches off the ground require permits. We pull all permits as part of the project.
Composite decking (Trex, Fiberon) typically carries a 25–30 year warranty and requires minimal maintenance. Pressure-treated wood is cheaper upfront but needs regular sealing and lasts 15–25 years with maintenance.
Composite is our standard recommendation for Bay Area coastal conditions — it doesn't absorb moisture, doesn't splinter, and doesn't need annual sealing. Wood is cheaper upfront and better for certain historic aesthetics.
A simple ground-level wood deck typically runs $15,000–$30,000. An elevated composite deck with cable railing can run $40,000–$80,000 depending on size and complexity.
