Why IronNest

Why homeowners choose IronNest

A licensed California contractor for bathrooms, kitchens and painting in Sacramento and the Bay Area. Here is what you get with us — and what you can check for yourself before you hire anyone.

Step by step

Your project with IronNest

From the first message to the final walkthrough. Tap through it.

Step 1 of 9 · Day 1

You reach out

What we do

We reply within 3–6 business hours, Monday to Friday, and answer your first questions straight away.

What you do

Send a few photos of the space, or book a free visit at a time that suits you.

Step 2 of 9 · About an hour

Free site visit

What we do

We measure, look at what sits behind the surfaces (moisture, framing, plumbing, wiring) and talk through finishes and budget.

What you do

Show us the space and tell us what you want it to become. No obligation.

Step 3 of 9 · Within days

Your fixed, written price

What we do

An itemised proposal with a dated schedule. The deposit follows California law: $1,000 or 10% of the contract, whichever is less.

What you do

Read it, ask anything, and sign only when you are ready. The price does not change unless you change the scope.

Step 4 of 9 · Usually 4–10 weeks

Permits

What we do

We prepare and submit the permit application, handle plan check and any city comments, and book the inspections.

What you do

Nothing. We deal with the permit office; you get an update when the permit is issued.

Step 5 of 9 · Before day one

Schedule and materials

What we do

Your start date is set, materials are ordered and checked before anything is demolished, and your project manager is assigned.

What you do

Pick your finishes with us. You will know the dates before we start.

Step 6 of 9 · Week 1

Demolition and protection

What we do

Floors and paths are covered, dust is controlled, and we open up the space. Anything hidden is shown to you, priced in writing, and approved before we touch it.

What you do

Keep valuables clear of the work area. We walk you through anything we find.

Step 7 of 9 · On the schedule

The build

What we do

Plumbing and electrical rough-in, the city inspections, then the finish work. Work that gets covered up, like waterproofing, is photographed before it is hidden.

What you do

Get regular updates from one person. The site is left tidy at the end of each day.

Step 8 of 9 · The last days

Final inspection and walkthrough

What we do

The city signs off the permit. We walk the finished space with you and fix every item on the punch list.

What you do

Check everything with us, and only then is the job closed.

Step 9 of 9 · For years

After we leave

What we do

1-Year Workmanship Warranty on All Projects. Your invoices and documents stay in the client portal.

What you do

Enjoy it. If anything we built is not right, call us and we come back.

What you get with us

Licensed, bonded and insured

California contractor licence CSLB #1130134 (Class B, General Building), a $25,000 contractor bond, $1M general liability and workers' compensation. Check us on cslb.ca.gov before you hire anyone.

A fixed, written price

An itemised price in writing before any work starts. The number you sign is the number you pay; if something changes, you see it priced in writing and approve it first.

Priced from your photos or a free visit

No price-list guessing. Send a few photos or book a free site visit, and we price your actual project, not an average one.

Permits and inspections handled

We pull the permits, book the inspections and meet the inspector. Permitted work protects you when you sell and when you make an insurance claim.

We fix what is behind the wall

Tired tile often hides wet framing. We open it up, show you, and repair it properly before anything new goes on.

One project manager, start to finish

The same person from the first call to the final walkthrough: they know your project, handle the permit office and call you when anything changes.

Straight answers, fast

We reply within 3–6 business hours, Monday to Friday, 7 AM to 5 PM, and give you a dated schedule you can hold us to.

Your invoices online

Every client can see their invoices in our client portal: no password, just a one-time code sent to your email.

Backed by a warranty

1-Year Workmanship Warranty on All Projects. If something we built is not right, we come back and make it right.

A real project

What “fixing it properly” looks like

This Sacramento bathroom looked tired but sound. Behind the tile, years of slow leaks had rotted the framing. We opened it to the studs, showed the homeowner, repaired the wall, and only then built the new waterproofed walk-in shower.

In our clients’ words

Very communicative and transparent. Did good work.
Jeremy Theresa · Sacramento, CA · Google
I hired Sam to address my damaged siding. Instead of a full replacement, they primed and painted over the broken area, advising me that this fix should be good for another year or two — which helped me survive this rain season. They also used the time while the primer was drying to fasten some loose trim nails and fill a spot on the window.
Yuki W. · Oakland, CA · Yelp
They have good communication and are prompt in arrival time to provide estimates. They also provided other options for siding replacement and made it easy to understand.

Questions homeowners ask

Are you licensed and insured in California?

Yes. IronNest Construction holds California contractor licence #1130134 (Class B, General Building), a $25,000 contractor bond, $1M general liability and workers' compensation insurance. You can verify the licence at cslb.ca.gov.

How do you price a project?

From your photos or a free site visit. We look at the real condition first, then give you a fixed, itemised price in writing. It does not change after you sign unless you change the scope.

How much deposit do you ask for?

California law caps the deposit on a home improvement contract at $1,000 or 10% of the contract price, whichever is less. We never ask for more, and later payments are tied to completed work.

Who will I deal with during the project?

One project manager from the first call to the final walkthrough, so you are never passed around or left chasing answers.
