A standard one- or two-bedroom make-ready — paint throughout, flooring, patching, trim and minor repairs — is typically three to seven working days once we have access. Heavier scopes involving a bathroom or a kitchen run longer. We give you the date in the quote rather than after the fact.
Both. Apartment turnovers, single-family houses, duplexes and small multi-unit buildings. In an occupied building we schedule the noisy work inside normal hours and keep the common areas protected and clear.
Yes, and it is usually cheaper per door that way. For owners turning multiple units we agree one standard scope and finish spec up front, which keeps the portfolio consistent and removes a specification conversation from every single turnover.
Minor repair is the make-ready list: patching, paint, flooring, baseboards and trim, door adjustment and replacement, a running toilet, a failed outlet or fixture, a cabinet door off its hinge. Once you are moving plumbing, changing a layout or replacing cabinetry you are remodelling, and we quote that separately because it is a different job with a different permit position.
Ordinary make-ready work — paint, flooring, patching, trim, like-for-like fixture swaps — generally does not. You cross into permit territory when you alter plumbing or electrical, change the layout, or touch the structure. We tell you which side of that line your scope sits on before we start, and we pull the permit when it is needed.
Yes. We photograph the unit before and after as standard. Owners use the before set for condition and deposit records and the after set for the listing.
