Who the commercial side is for

Owners and the people who run buildings for them. You get one project manager, a written scope and a schedule you can plan a lease or an opening around.

  • Property owners and investors renovating a building, a suite or a portfolio of units.
  • Property managers who need turnovers and repairs scheduled and documented.
  • Tenants and business owners fitting out a leased office, shop or restaurant.
  • Developers and brokers preparing space for a new tenant or a sale.

How a commercial project runs

  1. Walk-through

We see the space, confirm what is in scope and note anything that needs the landlord, an architect or the building department.

  2. Written proposal

Itemized scope, materials, exclusions, payment schedule and a realistic timeline.

  3. Contract and permits

A written contract, then we prepare and submit the permit application and track it through plan check.

  4. Construction

One project manager runs the site, coordinates licensed trades and sends you progress updates.

  5. Inspections and closeout

We book each inspection, finish the punch list with you and hand over the signed-off permit.

What "fixed price" means here

The proposal price covers the written scope. It changes only through a change order you approve in writing before the extra work is done.

Concealed conditions, such as damage behind a wall or ceiling, or work an inspector requires that nobody could see at the walk-through, are the usual reason for a change order. When we find one, we stop, show you, and price it before going on.

Questions owners and managers ask

Can you work while the space stays open?

Often, yes. Tell us at the walk-through. We plan phases, access hours and clean-up around your operation and write them into the proposal.

Do we need plans before we contact you?

No. Many tenant improvements start from a sketch or a lease work letter. If the scope needs stamped drawings, we tell you at the walk-through and can coordinate with your architect.

Can you provide a certificate of insurance?

Yes. Ask for one with the proposal and we will have it issued for your project and property.

Which areas do you cover?

The Sacramento region, San Francisco and the East Bay. Projects elsewhere in Northern California are considered case by case.

How fast do you reply?

Within 3 to 6 business hours, Monday to Friday, 7 AM to 5 PM.
