We get on the roof and into the attic. Soft decking, failed flashing and ventilation problems get found now, not halfway through the job.
Written Scope
Fixed price covering tear-off, disposal, underlayment, flashing, covering and permit, with sheathing repair priced per sheet so there is no open-ended extra.
Tear-Off & Deck Repair
Old covering removed, decking inspected and any damaged sheets replaced before anything new goes down.
System Install
Underlayment, drip edge, flashing, covering and ventilation installed as one system, then a final inspection with you.

A typical single-family asphalt roof is two to four days once we start, weather permitting. Tile and metal take longer, and heavy sheathing repair adds a day.
California code allows a second layer in some cases, but we do not recommend it. You cannot inspect the deck through it, it shortens the life of the new covering, and the next tear-off costs more.
Yes — a re-roof permit is required in every city we work in, and it triggers a final inspection. We pull it and meet the inspector.
Granule loss, curling, repeated leaks in different places, or a deck that feels soft underfoot usually means replacement. A single leak around one penetration is often just a flashing repair, and we will tell you if that is all it is.
