Cracks wider than a quarter inch at the corners, doors and windows that stick in their frames, sloping floors, or a crack that visibly reopens each wet season. A hairline crack in a slab is usually shrinkage and not a problem at all, and we will tell you when that is all it is.
No. Concrete shrinks as it cures and fine vertical cracks are normal. What matters is the width, the direction, and whether it is still moving. Horizontal cracks and stair-step cracks in block are the ones worth looking at properly.
Damage from settling and soil movement is typically excluded from a standard policy. Damage from a sudden event such as a burst pipe is often covered. Check your own policy — we can document the cause for a claim.
It depends entirely on what is failing. Epoxy crack repair runs a few thousand; underpinning a whole house runs into the tens of thousands. The inspection tells you which conversation you are having, and it is free.
